Jumbo Loans
This site is for loan amounts OVER $417,001 For Residential 1-4 units and with credit scores above 620 (good to excellent) with no more than 2 times 30 day lates on anything in your credit report in the last 12 months. No Bankruptcies or Foreclosures in the last 36 months. Any other lates or collections between 12 to 24 months is a case by case basis. You must also have at least 2 months of your new principal, interest, taxes and insurance payments in reserves in your bank account or stock/retirement accounts or anything that is liquid cash.
These loan programs can be used for Purchase, refinances, full income documentation and ez qualifier/no income verification.
Rates for Jumbo loans change on a daily basis. The rates for February 2006 are in the range of 6.00-6.25% for a 30 year fixed. Also offered are 3 months, 6 months, 12 months, 24 months, 5 year and 15 year fixed. The shorter term fixed become adjustable after the fixed period is over. The fixed/adjustables are as much as .25-.375% lower than the 30 year fixed rates. Depending on your income and debts we can structure an interest rate that will work for you.
Loan amounts are relative to the loan to values. You can get up to 95% Loan to value on a $650,000 loan amount down to 70% loan to value over $1,000,000. We can do loans up to $1,000,000 with a combined loan to value to 100%. Our jumbo loan amounts go up to $10,000,000. If you need higher loan to values, we do a 1st and a second concurrently to satisfy your loan requests.
