We Receive hundreds of loan requests from borrowers all over the country. We are in need of Investors large and small but are accredited and sophistacted/knowledgeable enough to participate in being an investor. Most of the requests are Real Estate related so it will involve Residential, Commercial, and some Industrial properties. What we do is try to match your investment criteria with that of the borrowers requests. Our typical requests is for a 1st or 2nd mortgage 1-4 units, loan amounts of $50,000 to $500,000 on a 1st mortgage and $10,000 to $100,000 on a second mortgage. Loan to values range from 30% to 100%. Rates will range from 8% to 17%. Obviously, the higher the loan to value the higher the risk, the higher the interest rate. We will also prequalify the borrower with income and credit. We give you a proposal on any borrower qualified to get a mortgage but for whatever reason does not pass mustard with going the conventional way, be it not enough income or their credit score is not high enough. The loan request to you will come with acceptable rate and terms that the borrower wants to apply for, you then decide on the exact interest rate and terms you want to do the loan at. If he/she accepts your offer then it will be funded on that basis. We receive our income from the borrower in the form of points. We do not share in your profits in terms of interest on the loans. We set up the loan documents with the deed and promissory note, arrange for escrow and title insurance, unless you have your own company making these sort of arrangements. We do not service your loans unless you wish to request that service.
