Our Minimum Loan amount for Commercial Properties is $500,000. For Residential Properties it's $300,000 ($150,000 in California). This is for Hard Money exclusively. Our max loan to value is 65%, we can go up to 75% depending on the asset, borrower or if you have cross-collateral. We do NOT do 100% loan to value unless you have other assets to do a cross collaterallization.

If property is for a purchase, we can use the appraised value rather than the purchase price if the appraised value is greater. Please note that if you do not put any money of your own for a purchase, then we/our lenders will take an equity participation (30-50%) on the property in addition to the terms of the loan.
